Regular maintenance is the key to a long-lasting, trouble-free garage door. While professional service is recommended annually, there are several maintenance tasks homeowners can perform to keep their doors operating smoothly between service visits.
Start with a simple visual inspection at least once a month. Watch your garage door as it opens and closes, listening for unusual sounds and watching for jerky movements. Check the springs, cables, rollers, and pulleys for signs of wear or damage. Look for rust on metal components and fraying on cables.
Safety sensors should be tested monthly as well. Place an object in the door's path and ensure the door reverses when it makes contact. If it doesn't, discontinue use and call a professional immediately.
Proper lubrication reduces friction, minimizes noise, and extends the life of moving parts. Every three months, apply a garage door-specific lubricant (not WD-40, which is a cleaner, not a lubricant) to the following components:
- Hinges: Apply lubricant to the pivot points, Rollers: Metal rollers need lubrication; nylon rollers do not, Springs: Apply a light coat along the entire length, Bearing plates and lock mechanisms, The top of the rail where the chain or belt runs
Wipe away excess lubricant to prevent dripping and attracting dirt.
Your garage door tracks guide the door's movement and need to stay clean and aligned. Wipe down the inside of the tracks with a damp cloth to remove debris and buildup. Never lubricate the tracks, this can actually attract more debris and cause problems.
Check that the tracks are properly aligned by using a level. They should be plumb (straight up and down) with a slight angle toward the back of the garage at the horizontal sections. If tracks are visibly out of alignment, call a professional for adjustment.
The weatherstripping along the bottom and sides of your door prevents drafts, moisture, and pests from entering your garage. Inspect these seals regularly for cracks, gaps, or deterioration. Bottom seals typically last 2-3 years before needing replacement, while side seals can last longer.
Replacing weatherstripping is a relatively simple DIY task. Measure your door width, purchase the appropriate replacement seal, and follow the manufacturer's instructions for installation.
A properly balanced door puts less strain on the opener and mechanical components. To test the balance, disconnect the opener by pulling the release handle (usually a red cord). Manually lift the door to about waist height and release it. A balanced door should stay in place or move only slightly. If it falls or rises, the springs need adjustment by a professional.
The average garage door opens and closes over 1,000 times per year, and vibration from this movement can loosen hardware over time. Using a socket wrench, tighten all roller brackets, bolts, and screws. Pay special attention to the hinges and the bracket that holds the torsion spring to the header, these bear significant stress during operation.
